Cottage town "Posolska Guta" in the village of Protsiv

Summary:

Given the existing trends in the development of settlements near the city of Kiev and the features of the village Protsiv, it is proposed to develop new areas of the village for promising development of residential, industrial, communal and public facilities. The recreational area is expected to be created in the south-western part of the village. This planning solution makes it possible to separate it from existing housing and harmoniously combine it with the environment. There are areas suitable for the creation of short-term and long-term recreation areas for both locals and residents of the capital. The architectural and planning solution of the residential cottage development of the town of Posolska Guta is primarily subordinated to the existing natural environment, which is the aquatic environment in this part of the village of Protsiv.

The project envisages the creation of a system of flow channels, which in addition to the main task of lowering the groundwater level, also creates a favorable microclimate and improves the attractiveness of the cottage area. The project proposes the placement of a golf club on the territory of the cottage town with the arrangement of a training golf course with a total area of ​​4.44 hectares (northern part of the town). On the border of the southern part of the cottage town, the project envisages the construction of a large recreational area, which will emphasize the existing natural resources of the region and create a favorable environment for family vacations and country walks on weekends. The location of cozy, hotels near the forest, areas for sports, fishing and horseback riding will increase and increase the attractiveness of such recreation.

On the territory of the town of "Posolska Guta" there are two types of housing: a cottage with a predominant plot size of 0.25 ha and a block of "townhouses" with a plot size of 0.03-0.04 ha.
